Background:

Invesco Real Estate, the $85 billion global property investment arm of Invesco Ltd, has announced a forward commitment to acquire a 109-unit residential development within Cambridge’s landmark Marleigh Park masterplan. The acquisition is being made on behalf of one of Invesco Real Estate’s German separate account mandates.

The £40 million deal covers two self-contained residential buildings. The first building of 32 units should be ready by the end of 2025, and the second building with 77 units is expected to be finished by the third quarter of 2026.

Located on the eastern edge of Cambridge, Marleigh Park is one of the region’s largest urban developments. When finished, Marleigh Park will have 1,391 homes along with green spaces, community facilities, and amenities such as a primary school, sports fields, shops, restaurants, and other local services.

The Hill Group, which is developing the project, has already completed 547 homes and a community centre in the first phase around Jubilee Square.

All the homes are designed to be energy-efficient and environmentally friendly. Features include air-source heat pumps, photovoltaic panels, EV-charging points, underfloor heating, integrated kitchen appliances, and low-carbon construction methods.

Andy Hill OBE, Founder and CEO of The Hill Group, said it is great to work with Invesco and Savills to bring Build-to-Rent homes to Marleigh Park. The development continues to be highly popular in Cambridge, and we are confident these new apartments will provide an excellent housing option for residents seeking to join this thriving community.

Amelia Merrick, Director of Investments UK & Nordics at Invesco Real Estate, added, “Cambridge remains one of the UK’s most in-demand residential markets, driven by its university ecosystem, innovation economy, and population growth. Marleigh Park offers a combination of design quality, sustainability, and strong placemaking, making this a compelling opportunity for our client.”
